At RE/MAX OMEGA | AMega Team, we love to help buyers find the home of their dreams!  We don't do what most agents do and just show 6 houses and push you to buy one. We put ourselves in your shoes and understand what's most important to you. Here is a brief overview of what the process looks like from start to finish.

It is absolutely imperative that Buyers start with this step.  During this phase of the buying process, you will speak with a mortgage specialist, who among many other things, will help you to determine what purchase price you're approved for, what your monthly payments will be and how much money you will be expected to come up with for closing costs.

Before we take you to see houses, we need to make sure we're taking you to see the right ones.  A typical buyer consultation lasts 30 minutes to an hour with an end goal in determining the following:

  • Your budget
  • Your wishlist
  • The areas you like and dislike
  • Determining a specific set of expectations that you may have about the buying process (ie. how many houses you will see, how quickly you will be moved into your new home, the fees associated with buying a home)


Your mortgage agent will have provided you with information about how much money the bank has approved for you to spend, however, most of my clients find that they don't always want to spend the maximum amount.  During our consultation, we will talk about the purchase prices you are comfortable with and show you some recent sales in that price range.  It is important to remember that the list price is not always the same as the sale price.  We will help you determine the proper price of homes you should be searching for.

Your Wishlist:

This is everybody's favorite part.  During our buyer consultation, we will ask you to be specific in listing all of the things that you want to have in your new home, and equally as important, all of the things that you don't want to see in your new home.

Finding The Right Location:

In real estate, the old saying is true, "Location, location, location". It is crucial that you pick the right location for your family. We will help you determine your needs and will explain the pros and cons of certain locations.

Setting your Expectations:

If there is one thing that everybody hates in real estate, it's a surprise!  At AMega Team we believe strongly in setting real expectations from the start.  We hate the idea of over-promising and would much rather see you go through this process with no ugly surprises!

The next step is to go out and see some properties.  After the Buyer Consultation, we will start sending you listings via email that fit the exact criteria we discussed.  When there are 3-5 current listings on the market that fit your criteria, we will schedule appointments to go and see those houses.  We understand that pictures and online listings can sometimes be deceiving, so it's important that we see a few houses before you make a decision.  While we are out seeing homes, there is a good chance you'll fall in love with one of them!

Once you have found the house that suits you best, the next step is to submit an offer.  A Residential Purchase Agreement (Offer) is something that we will walk you through so that you can get the house you love, on your terms.

Some of the common elements that you will find in an offer are:

  • Purchase Price
  • Deposit
  • Closing Date
  • Inclusions and Exclusions
  • Clauses and Conditions
  • Anything else you would like to specify

Most of these elements will vary from property to property, so when the time comes, we will walk you through each element thoroughly.

After you have come to an agreement with the seller, and all of the conditions have been fulfilled, you will need to hire a real estate lawyer to complete your transaction.  During the time in between the accepted offer and the closing date, you will be required to sign some paperwork at your lawyer's office, make arrangements to move and have the utilities switched over to your name.  Once this has all been completed, and the closing date arrives, the ownership of the house will be switched over to your name, and you will have completed the buying process!!
